Capital Smart City is always thankful to our valued clients and our esteemed sales partners for their utmost believe in our projects. Capital Smart City has established its name in ever-growing market when it comes to the amenities, state of the art infrastructure and quality services in no time in the region. Capital smart city always endeavor to give utmost relaxation to its members and sales partners having facing all financial burden. As a reminder to previous circular FDHL/S&M/08/24/0776 dated March 28, 2024 all members having their property in Overseas Central & Overseas Prime One can avail the discount accordingly.

However, members now have an opportunity to pay the advance payments of development cost beforehand and can avail the discount given below: -

1. In this category starting from 9 April 2024 till 4^th May 2024 members who will pay their developments cost can avail 10% discount on each installment and can make up to 4 Maximum instalments of development cost.

Furthermore, all those members who have their plot numbers allotted in Overseas East, Overseas Central & Overseas Prime One are hereby given notice to clear their all-outstanding installments before 4^th May 2024 otherwise their location will be cancelled and they will be included in new block ballot on revised prices and on new terms & conditions. However, Management is also pleased to announce the extension in discount policy till 4^th May 2024 all members who have paid the amount from 9^th April 2024 can also avail the discount policy, they are eligible for following discount: 

1. 3% discount on each due or outstanding installment amount of plot(s) (Residential & Commercial plots).
2. 6% discount on each advance installment amount of plot(s) (Residential & Commercial Plots). Member can avail discount on maximum up to 3 installments.

Note: Above policy is applicable on Cash/Pay order/Credit card and Online transaction. Not applicable on Smart Villas & Villas Apartments.

Dear Valuable Customers,

Capital smart city always endeavor to give utmost relaxation to its members and sales partners having facing all financial burden. All members having their property in Overseas Central & Overseas Prime One were already informed through a notice published at our website that development cost of said Blocks was deferred till 31st July 2024. Now from 1^st August 2024, members have to pay development charges in 4 equal instalment after every two months.

However, members now have an opportunity to pay the advance payments of development cost beforehand and can avail the discount given below: -

1. Members who will pay their development cost between 28 March 2024 till 08 April 2024 can avail 10% discount on each installment and can make up to 4 Maximum instalments of development cost.
2. In second category starting from 9 April 2024 till 11 May 2024 members who will pay their developments cost can avail 05% discount on each installment and can make up to 4 Maximum instalments of development cost.

Furthermore, all those members who have their plot numbers allotted in Overseas East, Overseas Central & Overseas Prime One are hereby given notice to clear their all-outstanding installments before 20^th April 2024 otherwise their location will be cancelled and they will be included in new block ballot on revised prices and on new terms & conditions. However, Management is also pleased to announce that if member clear their payment of outstanding installments between 28^th March till 8^th April 2024, they are eligible for following discount: 

1. 3% discount on each due or outstanding installment amount of plot(s) (Residential & Commercial plots).
2. 6% discount on each advance installment amount of plot(s) (Residential & Commercial Plots). Member can avail discount on maximum up to 3 installments.

Alhamdulillah, we are pleased to announce that we are going to conduct balloting for Overseas Central and Overseas Prime-I plots. This milestone could not have been achieved without the continued support of our members and selling partners. We are delightful to offer the allocation / Balloting for Commercial & Residential Plots in Overseas Central for those members who could not participated in the last balloting due to non-payments. They can now avail the opportunity of balloting as per the following criteria:

1. For Residential and Commercial Plots of Overseas Prime-I

1. Members who have paid or will pay minimum 80% of the total value of plot or clear all their due amounts including surcharges (if any) can choose their plot (Residential & Commercial) on or before 17^th Feb 2023. Rest of the members will pay minimum 80% of the total value of plot or clear their due installments including surcharges (if any) till 22^nd Feb 2023 will fall into balloting. They should get the Balloting Slip before 22^nd Feb 2023 after clearing their dues.
2. This is last balloting of Overseas Prime-I, members who will not get their plots through selection or balloting will not have any other chance to get their plots in Overseas Prime-I but will be given chance to get their plots allocated in future Overseas Block / Sectors.

2. For Residential and Commercial Plots of Overseas Central  

1. 3.5 Marla Residential & 2.66 Commercial Plots

Members who have paid or will pay all their due installments or minimum 80% payment of total value of plot or whichsoever is higher can avail the opportunity to choose their Plot on or before 17^th Feb 2023. Members who will pay all their due installments or minimum 80% payment of total value of plot whichsoever is higher on or before 22^nd Feb 2023 can get Acknowledgement slip to participate in balloting.

2. For Residential and Commercial Plots (Other Than 3.5 Mala Residential & 2.66 Marla Commercial)

Members in Overseas Central who have paid or will pay 100% of the total value of their plots including surcharges (if any), may select their plots (Residential & Commercial) on or before February 17, 2023. Members may receive an acknowledgement slip to participate in balloting if they fully pay their dues, including any applicable surcharges, before February 22, 2023. This is for the residential plots 5 Marla & above, commercial 4 Marla & above.

Note:   

• The validity for the payment’s submission is till 22^th Feb 2023. All members need to clear their due/ required payments as above along with all surcharges (if applicable). Due to the limited availability of the Plots, please be noted that this opportunity will be given on first come first serve basis.
• This is not valid for cancelled files.

Therefore, we are delightful to announce the allocation/ Balloting for Commercial & Residential Plots, Apartment Villas and Smart Villas in Overseas East Block, for those members who could not participated in the last balloting due to non-payments, now can avail the opportunity of balloting as per the following criteria:

1. For Residential and Commercial Plots: 

1. Members who have paid or will pay 100% amount of their plot(s) values including surcharges (if any) can choose their plot (Residential & Commercial) on or before 17^th Feb 2023. Rest of the members who will pay 100% amount of their plot(s) including surcharges (if any) till 22^nd Feb 2023 will fall into balloting. They should get the Balloting Slip before 22^nd Feb 2023 after clearing their dues. This is not valid for cancelled Plots.
2. This is last balloting of OS East, members who will not get their plot(s) through selection and/or balloting will not have any other chance to get their plot(s) in OS East but will be given chance to get their plot(s) allocated in next/ future OS Blocks / Sectors.

2. For Villa Apartment:

1. Members who have paid or will pay all their due installments or minimum 50% payment of total value of property, whichever is higher can avail the opportunity to choose their Villa Apartment on or before 17^th Feb 2023. Members who will pay all their due installments or minimum 50% payment of total value of property whichever is higher on or before 22^nd Feb 2023 can get balloting slip to participate in Villa Apartment’s balloting.
2. This is first and last balloting of Apartment Villas, members whoever will not get their apartment villa(s) in this balloting will be subject to cancelation or escalation.
   Escalation Policy due to late payments of apartment villa(s) will be announced after the balloting date.
3. Above is not valid for Apartment Villas for which payment made is less then 25%.

3. For Smart Villas:

1. Members who have paid or will pay 100% payment including escalation charges (if any) of their Villa(s) can choose their villa(s) on or before 17^th Feb 2023. Members who will pay 100% payment of their villa(s) including escalation charges (if any) on or before 22^nd Feb 2023 can get balloting slip to participate in Smart Villas balloting.
2. This is first and last balloting of Smart Villas, members whoever will not get their villa(s) through selection or balloting this time will be subject to cancellation or allocation of Villa(s) in next/ future OS Blocks / Sectors at new applicable prices.
3. All members who have already agreed to get their villa(s) on escalated price due to non/ late-payments (as a result of notification served on 13^th Sep 2022) but has not paid till to date can also avail the opportunity to choose their villa after clearing their 100% payment including escalation charges on or before 22^nd Feb 2023.
   After this date company reserve the rights to cancel the said villa.
4. Above is not valid for cancelled Villa(s).

Note  :     The validity for the payment’s submission is till 22^th Feb 2023. All members need to clear their due/ required   payments as above along with all surcharges (if applicable). Due to the limited availability of the property (Plots, Apartment Villas and Smart Villas), please be noted that this opportunity will be given on first come first serve basis.

CSC Management has previously offered relief in the form of rebates and even extended deadlines during difficult economic times of the pandemic. Development work is in full swing with CSC’s own resources, machines, and dedicated professional staff. However, without your support, we are unable to bring the project to fruition alone. Therefore, we invite our valued members to clear/pay their development charges which are being charged only upon nearing the completion of respective development works.

In Overseas East, development charges have been implemented after the balloting and have already been intimated to all our valued members. Most of whom are already paying their due development charges according to their payment plans and have even started construction of their dream homes in the Capital Smart City. This notice is an intimation for those valued members who have failed to pay their development charges so far. The CSC Management is pleased to announce that whosoever has not paid their due development charges, can clear/pay till December 31, 2022.

Management reserve the right to impose surcharge on non-payment of development charges and / or relocation of property to another sector or district or additional development charges as per the current inflation rate if unpaid till 31st December 2022

Dear Valuable Customers,

The management of Capital Smart City is always determined to put their precious customers at the top of their priorities and present them with a world-class Smart City. CSC management has offered relief in the form of rebates to its members during difficult economic times, particularly during the COVID-19 pandemic. We are committed to deliver this project within the stipulated time frame. The development work is in full swing by utilizing its own resources, machinery, and dedicated professional staff. However, to achieve this objective, your full support in the shape of payment of installments is inevitable.

In this regard, a Final Notice dated 05.11.2022 for payment of outstanding dues, in Overseas East & Overseas Central, and a Final Notice dated 26.10.2022, in Overseas Prime-1 (Ex-Overseas Prime) have been intimated to the customers. The management is pleased as most of our precious customers have cleared their dues in response to above said notices.

However, it has been noticed that some customers could not clear their dues despite of above-said notices. Although most of the members belonging to some particular areas, their Cash inflow falls in the period till the end of this year., So the business partners and customers requested to extend the relaxation. Under the purview of the above-said request the Management, has maintained its myth by offering relevant policies to clear outstanding payments until the end of December 2022.

Booking up to December 31, 2020.

1. All members who had booked their plots before 2021 & had paid up to 36% or and equivalent to 50% in their respective plots, can now get their file status unblocked by clearing all pending installments (Due) and by paying two installments (Un-due) in advance, on or before December 31, 2022.
2. Members who had paid 50%. Yet, if two consecutive or more installments are still pending, are bound to clear their due installments or before the given date as above.

Booking during 2021.

1. All members who had booked their plots during 2021 and had paid up to 21% or equivalent to 50% in their respective plots can get their file status unblocked by clearing all pending installments (Due) and by paying two installments(un-due) in advance, on or before the given date as above.
2. Members who had paid 50%. Yet, if two consecutive or more are still pending, are bound to clear their due installments on or before the given date as above.

Being a polite reminder to our prestigious members please clear their dues to avoid any inconvenience of permanent cancellation of the property, and abide by the terms and conditions as per the booking form.

NOTE:

1. Capital Smart City reserves the right to cancel the property without further notice after the expiration of the above stipulated time period without prejudice to any right or remedy.

Reference to the previous circular number FDHL/M&S/08/21/0401 dated 12 November 2021, on request of our valued members and authorized sales partners last date for the Acknowledgement Receipts has been extended. Terms and conditions are appended below: -

1. Date for Acknowledgment receipts has been extended till 24^th December 2021. No further extension will be given.

2. Blocked files will not be considered in balloting if payment is not cleared on or before 4^th December 2021. Files will not be unblocked if payment is made after 4^th December 2021.

3. All members of 2018 and 2019 who have paid their installments regularly without any delay on or before the due date, are allowed to choose their location. This facility has been extended to these members as a token of our thank you for posing their trust in our projects. Following terms and conditions will apply: -

   1. This does not apply to transferred files and delayed payment files.  

   2. This is not applicable on blocked files.

   3. Members who already got the acknowledgement receipt may contact our offices for a revised acknowledgement receipt mentioning that they are entitled to choose the location.

Alhamdulillah, by the Grace of Almighty Allah, we have announced the balloting of Overseas Central. This was not possible without the support and trust of our respected members and sales partners.

Balloting event will be held in February, 2022 In sha Allah and results will be published on our official website www.smartcitypk.com.  Terms and conditions are appended below: -

1. All members who have already paid 100% upfront payment will be given the opportunity to choose the location on map at our Head Office (F-11 Islamabad) without going into balloting. Same is the case for those members who have paid 50% and 40% upfront payment. However, they must pay their remaining installments by 04^th December, 2021 to be entitled to choose the location. Members will be notified to choose the location in January 2022 respectively. Selection will be on first come first serve basis.
2. Bookings made between 1^st July 2018 till 31^st December 2019 must pay all their remaining installments by 04^th December 2021 to be eligible for balloting. Priority will be given to the members of 2018 and 2019 for location on front blocks subject to clearance of on-time payment.
3. Members who have booked the plots between 1^st January 2020 till 31^st December 2020 must clear their 50% payment or payable installments, whichever is higher, to be eligible for balloting.
4. Members who have booked the plots from 1^st January 2021 onward on upfront payment of 40%, 50% and 100% will also be eligible for the balloting and selection of plots will be of their own choice at second stage. The dates for rest of the members who booked plots in 2021 with 10% or 20% amount will be announced soon.
5. All transferred files members of 2018, 2019, 2020 & 2021 must pay 50% payment or payable installments, whichever is higher, to be eligible for balloting.
6. With reference to the previous letter Ref # FDHI/ MISC/ 004/29/207 dated 6th April 2020, members who booked their plots on 20% down payment between 6^th April to 22^nd May 2020 will also be eligible to choose their location by depositing their 50% amount of the plot.
7. Blocked files of 2018/19 on 20% must clear their all dues before 4^th December 2021 to be eligible for the balloting.
8. Members who wish to avail the opportunity of selection on map, they can pay their 40% lump sum amount (undue amount) of the plot value. This amount is over and above of due payments.
9. Company will start issuance of an Acknowledgement Receipts confirming that you will be eligible for the balloting from 15^th November 2021. It is member’s responsibility to obtain acknowledgement receipts after payment. Members who booked plots on 100%, 50% and 40% upfront payment are highly advised to immediately obtain acknowledgement receipts.
10. Priority of selection of plots will be given to 2018, 2019, 2020 and 2021 members respectively. 2018 members will be notified for selection of their plot in 1st week of January 2022 tentatively and vice versa.
11. This balloting includes residential and commercial plots.
12. In sha Allah possession of Overseas Central will start in last Quarter of 2022.
